01The Story

Set behind a quiet travertine wall on one of Boca Raton's most storied streets, 1351 Cocoanut Road is an exercise in restraint. The exterior gives almost nothing away. Step through the portico and the house unfolds — nine thousand square feet organized around a two-story glass courtyard, where a centuries-old olive tree rises from a still black reflection pool. Balinese modernism translated to the Florida coast, built in 2026 by Empire Development.

The house keeps its secret until you're inside it.

The Courtyard · 02

A centuries-old olive tree
under two stories of glass.

A floating travertine staircase wraps a reflection pool at the heart of the home. The olive tree — shipped whole from the Mediterranean — anchors the plan. A sculptural ring chandelier descends from the upper ceiling.

03Architecture & Materials

Travertine, teak, and the Atlantic light.

Hand-laid travertine runs from the drive through the great room and out to the pool. Vertical teak slats recall the screened pavilions of Ubud; they filter the Florida sun into long, slow bands across the floor. Every junction is mitered, every reveal is intentional.
